You probably recall using a rotary phone, but I can almost guarantee you recall that feeling inside when you had to start all over again. Today, we can speak into the air “Siri, call Steve”, or “Alexa, call Alyssa”. We hardly ever stop to think about how much easier our lives are and how much better time is spent thanks to technology, but that’s exactly how phones have evolved.  

How does this apply to the multifamily industry? 

Gone are the days of a fully staffed on-premise team full of agents greeting people at the door, putting others on hold as an endless barrage of calls come through.  

Today, maybe a few calls come in…but times have changed. Present day lessee inclinations mirror the evolution in technology: renters have a computer in their hands at all times and many prefer text/web over phone.  

Prefer may be an understatement.

Up to 90% of leads prefer text/web over phone and 91% prefer text to voicemail (RIP “the mailbox you called…”), so don’t expect to spend much time checking on those messages. In 2024 lessees expect to communicate on their terms, when they want, and they demand immediate attention.  

The good news? 

If you respond, they will.  

A recent study showed prospects 100x more likely to connect when responded to within five minutes compared to one hour. You couple this with the fact that 78% of customers buy from the first inquiry to respond, and you’ve got a market mandate to respond to this buyer behavior.
